Supporting a Complex Home Renovation

One- off home renovation in progress

The Situation

When I first became involved, my clients were already dealing with a difficult renovation experience. Contractors carrying out two bathroom refurbishments had fallen behind schedule, communication was poor, trades were not always arriving when promised, and elements of the work had not been completed to the expected standard.

The clients were understandably tired of managing the situation themselves and wanted someone experienced to step in, communicate with the contractors and help bring the work to a satisfactory conclusion.

As my involvement with the property developed, further issues were identified that required specialist investigation and remedial work. The house itself was also unusual — a unique, one-off design that required professionals who were comfortable working with a more complex and non-standard property.

How I could help

I initially became the main point of contact with the existing contractors, meeting them at the property to agree the areas requiring rectification and establish clear expectations and timescales for completion.

I monitored progress and helped remove my clients from much of the day-to-day communication and conflict.

When further property issues needed investigation, I brought in an experienced Structural Engineer to assess the relevant areas and provide clear recommendations for the next steps.

I then researched suitable architects and building companies who had the experience and confidence to work with the property. I attended meetings alongside my clients, helped them assess the different options and supported them in selecting the professionals they felt most comfortable entrusting with the work.

Bespoke storage solutions

My on- going involvement included-

  • Attending key site meetings and inspections

  • Liaising with architects, builders and specialist contractors

  • Assistance with the planning permission process

  • Helping the clients understand and work though decisions as the project progressed

  • Supporting snagging and completion

  • Sourcing trusted specialists and suppliers for later additions, including bespoke joinery and outdoor installations

The difference it made

Having one consistent person involved throughout the process gave my clients an independent point of contact who understood both the property and their priorities.

It reduced the amount of difficult contractor communication they needed to manage themselves, helped them navigate unfamiliar decisions with greater confidence and ensured the right specialists were brought in when needed.

The initial bathroom works were ultimately completed to a high standard, the subsequent renovation works were successfully delivered, and the clients were able to move forward with the property feeling considerably more supported and in control.
